Neighbourhood Spotlight: Stonegate-Queensway

Stonegate-Queensway is the slice of south Etobicoke between Mimico Creek and the Humber River, and it might be the most varied neighbourhood we work in. Quiet postwar streets, apartment pockets with river views, and a commercial strip along The Queensway that is turning into one of the busiest development corridors in the west end. If you want a neighbourhood where you can start in a condo, move to a bungalow, and later build new without ever changing your grocery store, this is it.

Where it is

The city draws Stonegate-Queensway wide: Mimico Creek on the west, the Humber River on the east, running from up near Bloor down across The Queensway to the rail corridor and the Gardiner. Locals slice it finer. The Sunnylea pocket north of Berry Road feels like its own place, and we gave it its own spotlight. This one is about everything south of there: the Stonegate community around Berry Road and Stephen Drive, the Queensway Park pocket, and the strip itself.

The homes

Most of the housing stock went up in the 1940s and 1950s, and it shows in the best way. Wartime homes and brick bungalows on 30 to 40 foot lots, ranch style houses on the curving streets near the Humber, and a cluster of midcentury apartment buildings around Stonegate Plaza. Along The Queensway itself you will find newer townhouses and midrise condos, with more coming. Custom rebuilds are creeping through the bungalow streets too, the same story you see in Sunnylea and Alderwood.

The price picture

The corridor condos and stacked towns are the entry point, and detached homes here still tend to cost less than the same house would in Sunnylea or The Kingsway, which is a big part of the appeal. Parks and green space

This is the quiet superpower of the neighbourhood. Queensway Park has a ball diamond, tennis courts, and an outdoor rink in winter. South Humber Park and the Humber River trail system run along the entire eastern edge, and you can ride the trail downtown without leaving parkland. On the west side, the Mimico Creek trail links you toward the lake.

Schools

Schools in and around the neighbourhood include Norseman Junior Middle School, Etobicoke School of the Arts on Royal York Road, and Bishop Allen Academy. Catchments shift over time, so confirm any specific address with the school boards directly.

One change worth knowing about if you are house hunting here: Bishop Allen Academy is getting a brand new school. The TCDSB is replacing the building at Royal York and The Queensway with a new three storey facility built for 1,300 students, complete with a triple gym, theatre space, and a six lane track. While construction happens, students will attend classes at the former Don Bosco site at 2 St. Andrews Boulevard starting September 2026, with busing provided during the move. A few years of construction for a modern school on the same site is the kind of trade most neighbourhoods would take.

Shopping and food

The Queensway does the heavy lifting. Tom's Dairy Freeze has been serving soft serve on the strip for generations and the lineups every summer night prove it. The Costco and Cineplex cluster covers the big box needs, there is a growing run of restaurants along the strip, and Sherway Gardens is a short drive west. San Remo Bakery is just down Royal York if you feel like joining the weekend crowd for cannoli.

Getting around

Buses run along The Queensway, Royal York, and Park Lawn, and Royal York and Islington subway stations are a short ride north. Drivers are spoiled here, with Gardiner access at Park Lawn and Islington making downtown or the airport straightforward. Mimico GO is close by for anyone working along the lakeshore corridor.

What is new

The headline is the proposal at 1255 The Queensway, where a builder has applied for 13 towers near Kipling. Add the steady stream of midrise applications along the strip and the Mr. Christie site rising at Park Lawn just to the east, and the next decade here will bring thousands of new neighbours, new shops, and most likely better transit to serve them. For current owners, that kind of pipeline tends to be good news for long term value. For buyers, getting in before the corridor finishes growing up is the whole play.
